What is Fund the Fix?
Fund the Fix is a working concept for a private New Hampshire investment fund that would supply project equity for residential fix-and-flip properties. It is not yet accepting investments.
Does the fund make hard-money loans?
No. The proposed fund would invest equity into property-owning entities. Independent hard-money lenders are expected to provide senior acquisition and renovation financing.
What types of properties would the fund target?
The current focus is single-family residential property and residential buildings with two to four units. Final geography and acquisition limits remain open.
What is the proposed investment range?
The current working range is $100,000 to $250,000 per investor, subject to final legal structure, eligibility, capacity, and definitive offering documents.
Are the 9%, 10%, and 12% returns guaranteed?
No. They are illustrative annual target returns under a working tier concept. Returns, distributions, liquidity, and return of principal are not guaranteed.
Can an investor withdraw after four months?
Not automatically. A month-four review is only a concept. Any payment, redemption, or rollover would depend on available liquidity, property sales, senior obligations, governing documents, and manager approval.
How would sale proceeds be used?
Transaction expenses, senior debt, and project obligations would be paid before remaining cash returns to the fund and may become available for distribution under the final waterfall.
How is Jeff Harris involved?
Jeff is expected to source opportunities and lead renovation and disposition. His final role, authority, compensation, and key-person provisions remain to be documented.
Is the project history audited?
No. It is a working history supplied for planning. Reported sale figures and status require supporting settlement records before final marketing use.
When can I invest?
The site does not accept investments. Any future offering would occur only after legal, tax, accounting, operational, and offering documents are completed and delivered to eligible investors.
